Purchasing a property can be a complex transaction. Having knowledgeable support on your side is the best way to protect your investment. I believe in setting a strong foundation built on experience and trust. My main business philosophy is that “I treat your money like it is my own”. This is my mantra. I want to get you the best value for your money. In order to accomplish this goal, I do two main things:

I work with you to find a property that best suits your needs but will also be a solid investment that will grow in the future. This can be a balancing act. I will advise you of all the positives and negatives of every property, show you comparable sales, and assist with getting all of the necessary documents. My job is to give you all the facts about the property you choose so you can make an informed decision.

My negotiation skills are a key part of my continued success. I have represented and helped hundreds of clients purchase properties. I am adept and highly skilled negotiators. When I negotiate for clients, I feel like I am negotiating for myself. I take pride in getting you the best deal possible.

Understanding Market Conditions

The most common question we always get is, "when is the right time to buy?". Our answer is when it is right for you. It is impossible to time the market, but understanding what is going on with the market when you are looking is very important. The real estate market is always changing. It helps to understand how market conditions can effect your position as a buyer.

Buyer’s Market

The Supply of homes on the market exceeds demand. High inventory of homes. Few buyers compared to availability. Homes on the market longer. Prices tend to drop. More time to look for a home. More negotiating leverage.

Balanced Market

The number of homes on the market is equal to the demand or number of buyers. Demand equals supply. Sellers accept reasonable offers. Homes sell within an acceptable time period. Prices generally stable. More relaxed atmosphere. Reasonable number of homes to choose from.

Seller’s Market

The number of buyers wanting homes exceeds the supply or number of homes on the market. Smaller Inventory of homes. Many buyers. Homes sell quickly. Prices usually increase. May have to pay more. Make decisions quickly. Conditional offers may be rejected.
